Welcome to the dedicated consultation website for the future of 12 Smithfield, London EC1A 9JR.
Railpen are bringing forward proposals for the redevelopment of 12 Smithfield. The emerging plans will see the refurbishment and extensions to the existing building, including Grade A office space and the introduction of a new active ground floor delivering retail and cafe offers with enhanced best in class sustainability credentials.
Thank you to everyone who participated in our public consultation for the redevelopment of 12 Smithfield. We have now closed the public consultation stage while we analyse the feedback ahead of submitting a planning application.

Kanda Consulting:
Kanda is a multi-disciplinary communications agency that is passionate about regeneration and place-making. They are specialists in working with community organisations, residents, and businesses to ensure they have the opportunity to offer meaningful, early input into local developments.
Montagu Evans LLP:
Is a 100 year-old property partnership that is providing planning, heritage and townscape advice on this project. It does a lot of work on office refurbishment and re-purposing schemes particularly in The City.
At present, the building is currently an outdated and inefficient office building operating with little architectural merit.
12 Smithfield is in need of investment to ensure it is able to contribute positively to the surrounding area for the long term.
In addition to poor environmental performance, the office accommodation is of a limited quality and falls short of the needs and expectations of modern office tenants. The building’s facade and servicing equipment are at the end of their life and are in need of replacement.
The issues with the existing building include:
A dated facade which does not reflect the character and appearance of the Smithfield Conservation Area.
Narrow pavement and inactive ground floor limit engagement with the future public realm opposite.
The existing office entrance suffers from poor visibility due to the design of the facade and interiors.
Poor environmental performance and no contribution to urban greening.
No access to external amenity space for office tenants.
Limited cycle storage and cycle facilities for workers in the building.
Our vision for the site will see the delivery of a new best-in-class office building with exemplar sustainability credentials.
In summary, our proposals for the site include:
